The fix

These pictures below shows the fixes that have been done by the builder based on the inspection reports that Darbecca provided. We've found independent inspection really worth it as Carlisle Homes does not provide inspection on pre-plaster stage - they only use the site supervisor to inspect the pre-plaster stage. 


A piece of timber has been bolted to support the overhanging frame

Intersecting wall block connections have now had two nails instead of just one

The bulkhead has now been constructed with a lintel
Linings have been installed to the frame

A supporting timber to the stud has been installed to the area where the notch has taken place

Noggins has been installed at the bottom of the box
Temporary downpipe is finally installed

Our SS told me that Carlisle Homes only provide four temporary downpipes. If we do not use independent inspector, we will never pick up this issue. Unbelievable looking at the way they are trying to save cost.

They aren't all roses... (Pre-plaster stage)

In a number of locations the mixers or the water outlet has been installed via notching the studs depth by 30 mm or greater

There are a number of bowed/out of alignment walls in the home that exceeded the allowance of 4 mm tolerance over 2 m. These walls have been marked with pink spray paint (B or OOA).

The rough in of the plumbing and electrical breaches AS 1684.2-2006

The cooling pipes and gas pipes running over the trusses have not been fixed at 1.50m intervals as required in the plumbing code

Incomplete roof tiling and front facade flashings missing to the dwelling

Temporary downpipes have not been installed to direct water away from the slab

RHS - the stop end barge soakers has not been waterproofed with lead at its junction to the roof tiles
