At the beginning we weren't sure if we need to use our own independent inspector or just rely on Carlisle Homes' so-called independent inspector, but then we decided to use our own and we now feel it is well worth it.
The so-called independent inspector only found two defect items, while our own one found more than that. This inspection was done at Frame stage. We will be doing another inspection at Pre-Plaster stage and Carlisle Homes will need to fix all these defects first before the Lock-Up Stage which is scheduled for next Tuesday 19th of May 2015.

1. The roof beams over the portico area has not been tied or bolted to the post supporting them in a manner that complies with the inserted or the supplier instructions.
2. There is frame overhang to the slab edge of between 30 to 45 mm to the Alfresco corner
3. The timber frame wall at the meter box will need the installation of noggins at the bottom of the box to comply with the 1350 maximum spacing requirement.
4. Some of intersecting wall block connections had been nailed off.
5. A number of the “L” brackets to the truss bottom chords have been installed with only two or three clouts at the top plate connection.
6. The shear blocks (slip blocks) required at braced non-loadbearing walls have not been installed to every wall.
7. The concrete slab floors were checked using a 2.00m level. The majority of the floors are well within tolerance but a number are just over the 4 mm allowance.
